The old Margaret Stoddart village on Bartlett Street reopens as Mona Vale Lifecare, family owned and run by the team behind Kauri Lodge.
Many Riccarton families will remember the Margaret Stoddart village on Bartlett Street. When the rest home closed in late 2025, a much loved local home went quiet. We have bought it, and in March to April 2027 it reopens as Mona Vale Lifecare.
We are the family behind Kauri Lodge, just over a kilometre away on Riccarton Road, as well as Avon Lifecare and Victoria Care. Mona Vale is our fourth home. We know this neighbourhood and we know rest home care. Mona Vale will be run the same way, by the family, on site, with the same faces caring for the same residents.
The home is being renovated and freshened up now. Alongside it, twenty villas on Brockworth Place will be available as soon as the village is registered, which we hope will be before the end of 2026, for people who want to stay in Riccarton with care close by if it is ever needed.

The same family that runs Kauri Lodge. The owner is on site most days and decisions are made here, not in a head office.
Hagley Park is just 400 metres away and Westfield Riccarton 900 metres, with the hospital a short drive.
No lifts and no stairs. The whole home wraps around a sunny central courtyard that is safe to wander.
Standard rooms carry no room premium, so residents on the Residential Care Subsidy pay nothing extra.
Villa residents have rest home care a two minute walk away, so couples can stay close if one needs care.
Mona Vale joins Kauri Lodge, Avon Lifecare and Victoria Care, so families always have more than one option.
“We bought Margaret Stoddart because we know Riccarton and we know rest home care. Mona Vale will be run the way we run Kauri Lodge, by the family, on site.”
Hamish Bennett, Managing Director

Rest home care is about the small things done well, every day, by people who know you. That is how we work at Kauri Lodge and how Mona Vale will work too.
A registered nurse oversees every resident’s care plan, working alongside our experienced caregivers.
Staff are rostered so the same caregivers look after the same residents and get to know them well.
Regular doctor visits arranged through local Riccarton practices, with medication managed by our nurses.
Mona Vale is being certified by Health New Zealand against Ngā Paerewa, the national standard, using the systems that already work at Kauri Lodge.
Mona Vale opens with rest home level care, and we expect hospital level care to follow. If more care is needed, we help you find the right next home and stay involved.
Kauri Lodge is 1.1 km away, with Avon Lifecare and Victoria Care across town, so there is always a plan B.
Every meal is cooked fresh in our own kitchen, with home baking for morning and afternoon tea. Mealtimes are a highlight of the day, so we take them seriously.

There is always something on, and always the choice to just sit in the sun. Our activities coordinator plans the week around what residents enjoy.
There are no visiting hours. Sit in the courtyard, share a meal or take Mum for a coffee at Westfield, 900 metres away. Visitor parking is on site.

Twenty villas on quiet streets, built in 1992 and looked after ever since. Established gardens, a village centre shared with the care home, and care a short walk away if it is ever needed. Villas are available as soon as the village is registered, hopefully before the end of 2026, so you could be settled in before the care home opens.

Open plan living and kitchen opening to a private patio, two double bedrooms, a laundry space and internal access to the garage.
Room for a study, a hobby room or the grandchildren to stay. The corner villas have the biggest gardens in the village.
An occupation right agreement gives you the right to live in your villa for life. Here is how the money works.
| Villa costs | Amount |
|---|---|
| Occupation right payment, two bedroom villa | From $550,000 |
| Occupation right payment, three bedroom villa | From $590,000 |
| Weekly fee, with increases linked to CPI | $150 a week |
| Deferred management fee, built up over your first three years | 10% a year, up to 30% |

Your villa is resold and the deferred management fee is taken from your original payment. It builds up at 10 percent a year over your first three years and never goes above 30 percent, however long you stay.
The rest is repaid to you or your estate. Your disclosure statement sets it all out in writing before you sign.
